Securing the property *

Once you have found your ideal property you will need to make an offer of rent.

Once accepted, we will require full references from you and an application fee/holding deposit in the form of cash or a personal cheque. We will ask you to fill in a detailed questionnaire if you decide to make an application for a tenancy.

When can I move in ?

Gibson lane specialise in fast track letting, It is possible to move in within a few days providing we do not have to wait for cheques to clear or references to be returned. Please enquire about our fast track service if you need it. Our normal move in schedule is between 7- 14 days.

References

We require references (where applicable) from your:

  • Employer
  • Bank
  • Previous Landlord
  • Personal Credit check

Costs

Gibson Lane will require the following in the form of a bankers draft or cash or a building society cheque prior to the start of the tenancy.

  • One months rent in advance
  • A deposit equivalent to 6 weeks rent. (This is refundable at the end of the tenancy providing the terms of the tenancy have been met, the property has not been damaged and has been left in a clean and satisfactory state).
  • An arrangement fee will be charged for the tenancy preparation and references.

The remaining rent will be collected by standing order from your bank or building society on a monthly basis. It is possible to pay all the rent in advance.

Tenancy Terms

This is normally for a minimum of 6 months, during which period you will be liable for the rent.

Student Properties

We have acquired an enviable selection of student properties in the Kingston Borough. Our valuers and property managers undertake strict checks on all lettable properties to ensure they are habitable and conform to all current government legislation.

  • All our properties have Gas Safety Certificates ( Gas Safety Regulations 1988).
  • All our properties have been checked for compliant furniture and furnishings.
  • All of our properties have been professionally cleaned for the start of each tenancy.
  • All rents charged are fair and have been arrived at by our experienced valuers.
  • Free transport arranged to all our properties from our centrally located offices in Kingston-upon-Thames.

Demand for student properties far outweighs supply so please register your details with us as soon as possible. You can do this by adding yourself to our database, calling us on 020 8546 5444 or visiting our offices.

Guarantors
These are a pre requisite for all our student accommodation. We will reference all guarantors.

* Please note that In the event of you withdrawing, the application fee will not be returned. If the landlord is unable to proceed the application fee will be returned in full. Similarly In the event that the tenancy is declined due to insufficient references, adverse references or credit checks, the application fee will not be returned.
