Job Title: Residential Property Manager
Location: Kingston Upon Thames
Job Type: Full-time, Monday to Friday

About the Role
We are an independent estate agency seeking a proactive and detail-oriented Residential Property Manager to join our team. This role involves managing a portfolio of residential properties, including those belonging to a key client, ensuring a high standard of service and full compliance with current legislation.

Key Responsibilities

  • Manage a portfolio of residential properties, maintaining strong relationships with landlords and tenants
  • Oversee all aspects of property compliance, including annual gas safety checks, right to rent checks, and other statutory requirements
  • Manage HMO (House in Multiple Occupation) properties, including mandatory and additional licensing requirements
  • Ensure properties are managed in line with current lettings legislation and best practice
  • Coordinate maintenance and repairs, working with contractors to ensure timely resolution of issues
  • Handle tenant and landlord enquiries professionally and efficiently
  • Maintain accurate and up-to-date property records and documentation
  • Work collaboratively within a team to deliver excellent customer service

Skills and Experience

  • Strong understanding of residential lettings legislation and compliance requirements, including HMO regulations
  • Experience managing HMO properties and associated licensing processes (mandatory and additional)
  • Excellent communication skills, both written and verbal
  • High level of attention to detail and organisational ability
  • Proven problem-solving skills with a proactive approach
  • Ability to remain calm and professional under pressure
  • Friendly, approachable manner with a customer-focused mindset
  • Ability to work both independently and as part of a team
